New access road will open up capitol park and create 1,000 jobs

If planning is granted, the access road will open up the 32-acre site for quality industrial development, creating 1,000 sustainable jobs.

Capitol Park Goole has already been given the go-ahead to be a large-scale employment and distribution hub.

The 32-acre site, which has a capital value of £43 million, has direct access to Junction 36 of the M62 and the Port of Goole and sits within the Humber Enterprise Zone with potential for a dedicated rail link.

Mike Heydecke, on behalf of Sterling Capitol, said: “This is a significant development for us, underlining our commitment to Capitol Park Goole. The access road will open up the site and create much-needed business space and jobs in the Goole area.

“The site has the capacity for 500,000 sq ft of quality warehousing and distribution space. We are looking to build one substantial unit but could subdivide into two. It is adjacent to Guardian Glass and a major Tesco distribution hub, underlining the park’s credentials.

Planning advice for Sterling Capitol at Capitol Park Goole is provided by Leeds-based Indigo Planning.

There are two elements to the planned development of Capitol Park Goole:

  • Goole 36, which comprises a total of 96.4 acres across a larger area of the overall site, promoted by the Homes England (HE) for direct development.
  • Capitol Park, which covers 32 acres and is owned by Leeds-based Sterling Capitol. This offers design and build development opportunities, together with retail units on the northern end of the site by the M62.

Occupiers at Capitol Park Goole already include Tesco, Drax and Guardian Glass.

Together, Goole 36 and Capitol Park will include a mix of industrial property and warehouse units, together with retail and leisure facilities and car showrooms – plus a 100-bed hotel.

The 2.14 million sq ft site has direct access to the M62 and the Port of Goole and sits within the Humber Enterprise Zone.
